Policies, Rules and Information

Cancellation Policy

Guests who cancel at least 14 days before check-in will receive back 100% of the amount paid. 

Guests who cancel between 7 and 14 days before check-in, will receive back 50% of the amount paid.

After 7 days, no refunds will be given.

NO REFUNDS once you are checked in.

If you are a no-show and do not cancel, you will forfeit your entire payment and stay. 

Check In - Any time after 3 pm

Check Out - By 11:00 am


Please be sure of the dates you intend to stay. We are sorry, but if you cancel, it is to hard to re-book in such a short amount of time. We are not able to operate as a hotel which has many rooms to offer, please understand. We also ask that you clean up as best you can after yourselves, be respectful as if it were your own place. We are people like you but we are offering you a little peace, for a little while, at a low cost.


Smoking Policy:

Smoking is permitted OUTSIDE only.  Thank you.

No SMOKING in the cabins.

Pet Policy:

We do allow 1-2 pets per cabin. We ask that for the safety of our guests that these animals be well mannered and people friendly. We do not charge a pet fee but do ask that you please do not allow your pets to roam at will and please clean up after your pet. Please do not leave your pets alone in the cabin and do not leave their food outside as it attracts raccoons. 

 

PET POLICY

We welcome your fur pets!! 

•ALL pets over 20 lbs must arrive with COLLARS and LEASHES on before getting out of your vehicle.

•PLEASE do not let your pets jump and run all over our furniture. This is not okay.

•PLEASE bring your own pet sheets to cover our furniture and fur baby towels for when they come out of the lake.

•We provide plastic bags (under the sink) for you to pick up after your pets – around the cabins.

•If you are planning to be gone from the cabin for longer than an hour PLEASE do not leave your pet in the cabin without being crated.

 

It is through experience that we have learned that when our guest’s pet(s) get out of the car they are just as wowed and excited as our human guests are. We ask that you please plan for this.

We have pets (dog style & cat style) of our own and want everyone who has a pet to be able to bring them to this piece of heaven on earth!!! Unfortunately, with all the fresh air, excitement of the open space, new surroundings, and strangers greeting ‘their’ humans even the most well-mannered pets can lose control and be beyond controllable excited. We get this & understand this . . . please plan ​for it!!

No Discharging of Firearms:

There are wild mustangs to the East of us, cattle grazing to the South of us, horses to the West and North of us, so please do not shoot any caliber of gun unless we have discussed in advance. 

Pellet guns are OK.

Coming soon will be a range for bows and arrows. 

Please do not shoot any vermin but snakes and turtles. The vermin help keep our area cleaner. 

Believe it our not, Opossums can eat up to 5,000 ticks a year!

Fishing Rules:

  • Enjoy fishing and fish all you want! There are Big Mouth Bass, Perch, and Blue Gill - all sizes.

    •You can catch and release ALL fish in both the lake (in front of the cabins) and pond (behind the cabins).

    •Please catch and release all Bass in the pond - behind the cabins.

    •Please catch and release all Blue Gill (both lake and pond) as they are the feeder fish for the Bass.

    •Please DO NOT take fish home.

    •Please - No glass containers around the lake, be careful! Our next guests could step on your broken glass.

    •Be very careful with the tackle - kids and pets can get hooked. If your tackle gets caught and you're having trouble, just let us know.

    Do not leave bait on the hooks not being used. Animals will eat the bait & hook including our dogs.

    •Trash cans are provided - please help us keep the lake beautiful for everyone. Please put trash in bags then in the can and keep the lids closed to keep the critters out

    Bait suggestions: worms, minnows, spinner baits and top water poppers for late evening and night fishing or early morning fishing.    

Note: Please take a picture of your biggest fish! We would love to post your picture on our web site; with your permission of course.

Extra Things to Consider Bringing

  • Groceries, (S'mores makings, favorite Keurig coffee pod)
  • Paper towels 
  • Bug Spray
  • An extra pair of shoes, rubber boots, water shoes  
  • Beach Towels and lawn chairs (bag style)
  • Flashlight & batteries
  • Fishing rods, reels, tackle, and bait
  • Charcoal, lighter and matches
  • Rafts, water toys, canoes, kayaks
  • Ice 
  • (closest store is 10 miles)

Remember . . .

You are in the country, there are spiders, snakes of all variety, vermin, bees and other NATURAL living species you may not have encountered in the cities. Nature is beautiful but being in nature can be dangerous if you are not paying attention to what you are doing and where you are walking. 

We are doing our best to eliminate the fire ants, so please be aware where you are walking/standing.

Take a walking stick with you when walking around the property (they are provided at the cabin).
